So you have got the plans for your new extension, written the application form and submitted to the council…but what next?
The council will take around two weeks to validate the application depending on their workload. Once registered you will then be sent a letter informing you of the decision date. So what to do before that date? The council will notify your neighbours of your proposal – this can often include advertising on your boundary but not always. Your neighbours will be invited to make comments, abnd the council will also consult the Highways Agency, tree officers or conservation officers if necessary.
Once this consultation period has ended you can ask to speak to the planning officer to get their opinion on whether or not your application will be granted. This consultation period can last upto 6 weeks depending on the council’s workload or complexity of the project. This will usualy leave around 1-2 weeks before the decision date so act fast. More often than not, the planning officer will be happy to talk, providing useful information. If it is bad news, there is often a chance to change the planning drawings if it will help – mostly only small changes will be allowed, this can be to change the roof style / pitch, remove a window or something similar. LET US KNOW. Changes to your plans during the planning process are free of charge.
To sum up, don’t be affraid to chase the planners, they are a helpful bunch! You will have the opportunity to withdraw the application before it gets refused, this will give you another go, usually for free.
